Choosing between systems

Weigh shingle against the alternatives on lifespan per dollar, not sticker price. A cheaper covering replaced twice inside thirty years costs more than one that lasts.

Where it goes wrong

The failure modes to watch are granule loss, lifted tabs after wind events, and cracked sealant strips. None are reasons to avoid the material — they are reasons to inspect annually and fix small faults early.

How it is installed

A shingle re-roof starts with a full tear-off to the deck. We will not lay over an existing layer: it hides rot, voids most manufacturer warranties and adds dead load the framing was never designed for. Deck sheathing is checked sheet by sheet, then synthetic underlayment goes down with an ice-and-water membrane in the valleys and around every penetration.

What maintenance it needs

Twice a year, clear the gutters and look for granules collecting in them. Granules are the shingle’s sunscreen; once they wash off, the asphalt below oxidises quickly. Check the sealant strip along the leading edge after any Santa Ana event.

How it compares with the alternatives

Against tile, shingle costs roughly half as much installed but lasts about half as long, so the lifetime cost is close. Against metal, shingle is cheaper up front and far cheaper to repair, but gives up 20 years of service life.

What drives the price

Four things move a shingle quote more than anything else: total roof area, pitch, the number of penetrations to flash, and how much deck has to be replaced once the old covering comes off. Anyone quoting without seeing the roof is guessing at the last two.

What is included in the price

What is not included is anything we cannot see until the roof is open — rotten sheathing, failed rafters, or a second layer nobody declared — and those are priced at agreed rates before we proceed.

Signs it is time to act

A roof at the end of the 10–15 years you would expect, or one showing granule loss, lifted tabs after wind events, and cracked sealant strips across several separate areas rather than one. At that point you are maintaining a roof rather than owning one.

Shingle Across West Los Angeles

Asphalt behaves very differently across the basin. In the Valley — Van Nuys, Reseda, Woodland Hills — summer deck temperatures drive granule loss and accelerate the oxidisation of the asphalt binder, so shingles there age from the top down and reach the end of their life five years sooner than the same product installed near the coast. Closer to the ocean in Santa Monica or Playa del Rey the marine layer keeps surface temperatures lower, but persistent damp encourages moss in shaded valleys and along north-facing slopes. Hillside properties in Sunland, Tujunga and the Santa Monica Mountains face a third problem entirely: wind uplift on the leading edge and fire-zone assembly requirements that rule out some products altogether.

What Drives The Price

Asphalt sits at the affordable end for West Los Angeles property. The variables that move a quote most are roof pitch — anything over 7:12 needs staging and slows the crew — the number of penetrations to flash, and how many layers have to come off. A second layer doubles disposal weight and cost. Deck replacement is the wildcard: we price it per sheet at an agreed rate so the figure cannot run away once the roof is open.

The Problems We Get Called To Most

The calls we get most on asphalt are leaks around chimney and skylight flashing, shingles lifted after a Santa Ana event, and staining that turns out to be condensation from a blocked attic rather than a roof leak at all. A surprising number of "roof leaks" in West Los Angeles are ventilation problems.
